As its name implies, the West University neighborhood lies immediately to the west of the University of Texas at Austin main campus, abutting Triangle State, which lies immediately to the north. Its boundaries include Guadalupe St. to the east, Martin Luther King Blvd. to the south, Lamar Blvd. to the west, and W. 38th St. to the north.  With a median age of just over 23, the area contains a high proportion of renters, and many of the housing options are designed to cater to the student population.

           West University is one of the most densely-populated areas of the city, due to the large number of multi-unit housing complexes.  Although there are a smattering of modest single-family houses in the neighborhood, most properties consist of apartment complexes and condo developments.  Median rent tends to run high, reflecting the highly-desirable location just blocks from UT.  Downtown is minutes away by car.  The MoPac Expressway and Interstate 35 are both easily accessible from anywhere in West University.

           With a reputation as a student mecca, West University has not been as successful at attracting young professionals as Triangle State.  It is also one of the more racially diverse neighborhoods, with a relatively high proportion of Hispanic and Asian residents.  Due to the large percentage of students living in the area, most residents of West University are classified as living “below the poverty level”.

West University does offer access to numerous public parks and green spaces.  Shoal Creek Greenbelt and Pease Park are both within easy walking distance, offering shaded walking trails, picnic areas, and playground facilities.  Central Park, which also contains a semi-shaded walking trail and water features, lies just to the north.  The park is near a large shopping complex containing a Central Market grocery, from which it derives its name, and provides a well-lit area to run and walk at night.

Guadalupe St. is a major retail thoroughfare boasting a variety of locally-owned businesses, including Wheatsville Food Co-Op, Nice Kicks, and Calla Florist.  Local eateries include Kerbey Lane Cafe, Trudy’s Texas Star, Texas French Bread, Torchy’s Tacos, and Spider House Cafe.

West University is zoned to Bryker Woods Elementary, O Henry Middle School, and Austin High School.  Private schools in the area include Kirby Hall School, Hyde Park Baptist School, and St. Paul Lutheran School.

West University is one of the more affordable areas in Central Austin.  Houses tend to be more modest tract homes in varying stages of restoration, though there are a smattering of larger, single-family houses, most recently constructed. Condos and apartments dominate the market. Rental properties vary from older complexes to modest duplexes to newly-constructed mix-use communities.
