Located right on the boundary between West Austin and Central Austin, Mount Bonnell Shores provides high-end living on the eastern shore of Lake Austin.  With easy access to downtown Austin, Mount Bonnell Shores is an ideal family community offering a mix of water front properties and smaller lots with or without lake access.  The neighborhood was developed in the late 1980s, with most of the homes being constructed in the 1990s.  Mount Bonnell Shores is not a gated community, but it does contain a gated enclave known as “The Island”.  Homes on the Island are significantly larger waterfront properties with direct lake access from each lot.


Mount Bonnell Shores is within easy driving distance to area public schools, including Highland Park Elementary, Lamar Middle School, and McCallum High School.  There are several private schools in the vicinity, including St. Theresa’s Catholic School and St. Stephen’s Episcopal School.  The University of Texas and St. Edward’s University are both within a twenty minute drive.


Area outdoor recreation includes Bright Leaf Preserve, a 200 acre nature park offering guided hikes and educational programs in botany and geology.  Mount Bonnell Park is within easy walking distance of the subdivision, providing an overlook with stunning views of the city and Lake Austin.  Due to its location between Lake Austin, Bright Leaf, and Mount Bonnell Park, the neighborhood is surrounded by undeveloped green space and open vistas, creating a rural, wooded feel within the city.

Among the urban amenities are several local restaurants, including Kerbey Lane, Olive and June, and Dry Creek Café, as well as a Whole Foods and Central Market.  The Domain, an outdoor shopping complex, offers mid-range and high-end retailers, including Neiman Marcus and Louis Vuitton, within a 15 minute drive.  The Austin Country Club is less than six miles away.  Interstate 35 is a quick drive to the east, providing access to State Highway 290.  Downtown is an easy commute via the MoPac Expressway.


           Homes in the neighborhood average just over 5,000 square feet, with prices beginning in the mid six figures for smaller properties that do not include lake views or direct lake access.  Lake front properties demand an average selling price of nearly $3 million.  Homes located on the water include private boat docks.  Due to its highly-desirable location and scenic setting, homes rarely come up for sale in Mount Bonnell Shores.  Residents tends to buy and stay put, keeping demand for homes high.
