Smack dab in the middle of Central Austin, Mount Bonnell Terrace is an eclectic neighborhood offering a mix of modern and traditional architecture.  Running along Mt. Bonnell Road, the neighborhood abuts Mount Bonnell Park to the west and north, and many of the homes have immediate access to the park’s famous overlook, which provides unobstructed views of the city skyline and the Hill Country.  A limited number of houses also include lake front lots with direct access to the water.  Other properties may include unobstructed views of the downtown skyline, Lake Austin, Pennybaker Bridge or the UT Tower.

Located only 15 minutes from downtown, Mount Bonnell Terrace provides easy access to all the amenities of urban living, including the Austin Museum of Art-Laguna Gloria, St. Edward’s University, University of Texas, and Westwood Country Club, which is less than a mile from the heart of the subdivision.  The Domain, an outdoor shopping complex only minutes away via the MoPac Expressway, offers mid-range and high-end retailers, including Neiman Marcus and Louis Vuitton.  Whole Foods and Central Market also offer multiple locations within less than a 15 minute drive.

The subdivision provides easy access to Interstate 35 to the east, which connects with State Highway 290.  The MoPac Expressway offers a quick commute to all points north and south, including downtown.  In addition, West 35th Street runs along the southern edge of Mount Bonnell Terrace, providing a quick route to retail locations along Lamar Blvd.

Area outdoor recreation includes Bright Leaf Preserve, a 200 acre nature park offering guided hikes and educational programs in botany and geology.  Mayfield Park and Nature Preserve is also within easy walking distance and is a popular local attraction for its historic gardens, as well as the peacocks that roam the property.  The 21 acre preserve also offers unpaved paths for hiking and trail biking.  Lake Austin lies immediately to the west of the subdivision, making watersports and boating convenient.

Area public schools include Casis Elementary School, O Henry Middle School, and Austin High School.  Private schools in the vicinity include St. Theresa’s Catholic School, Austin Jewish Academy, Casner Christian Academy, and Huntington-Surrey High School. Houses in Mount Bonnell Terrace range from modest 1,600 square foot single-family houses to 5,000 square foot custom homes on estate-style lots.  Due to the eclectic nature of the neighborhood, there are properties that will appeal to diverse esthetic tastes.  Overall, the neighborhood has one of the lowest listing rates in the city, and houses are rarely put on the market.
